Prior to founding PalmerHouse Properties in 2006, Kevin spent 25 years in the financial services industry within Atlanta. Kevin held many senior management positions, including chief administrative officer, chief operations officer and chief compliance officer. He most recently served as chief executive officer, president, and board chairman of one of the nation's largest securities broker-dealers and registered investment advisory firms.
Kevin founded PalmerHouse Properties for one purpose - to build a high energy, creative environment for the real estate entrepreneur. His objective is to foster the success and prosperity of the agents and their clients. Larry Culbertson joined PalmerHouse Properties as president and director of PHP Commercial, the commercial division of PalmerHouse Properties, in January of 2015. Kevin Palmer and Larry Culbertson formed PHP Commercial to provide PalmerHouse associates in Georgia and Florida with the training, technology, marketing tools and resources to succeed in the Southeast commercial market.
As president and managing director of PHP Commercial, Larry has more than 18 years of sales and management experience in the commercial real estate sector, including his most recent leadership role within Keller Williams Realty as Associate Broker, where he led the development of new business divisions and trained commercial agents nationwide.
In Larry's own words: "We are creating a specialized team dedicated to the sale of all major product types including office, retail, hospitality, industrial, land, and multifamily. Our team will be distinguished by access and credibility, experience, outstanding client service, and a proven track record. Jon received a B.A. in Psychology with honors from SUNY Binghamton and earned a M.ED. in education from Lesley College Jon has over 28 years of experience as a business executive and began his real estate career in 2005. Prior to his career in real estate, he was a VP for a technology company which went public in 2000.
Today, Jon supports small business owners who have invested or inherited commercial properties. Helping to develop goals and strategies related to income and diversification. Jon brings education and knowledge with an understanding of the challenges to the small business owner.
Jon also specializes in the purchase and sale of Hotels and hospitality properties in GA.
In this hospitality submarket Jon’s main focus is working with owners of off market Hospitality properties that are hard to find by aggressively contacting GA hotel owners throughout the US.
Jon is very disciplined in the art of lead generating. His typical day starts with cold calling and prospecting, aggressively identifying buyers and sellers to create the next transaction. Through his discipline of prospecting Jon has created a strong network and solid relationships with developers who have the resources and experiences to make quick decisions when the market demands. Jon sees a great opportunity in the revitalization of in – town neighborhoods, his research and focus brings value to his clients who are searching for the investment in areas around the BeltLine and West End.
Chad has over 20 years of experience in sales and marketing, across various industries. He has a passion for real estate and has been licensed since 2013. His outgoing personality, drive and enthusiasm allowed him the ability to build a solid foundation of commercial and residential clients.
As the current sales manager for an Atlanta builder of multifamily properties, Chad is known for “sealing the deal” and exceeding the investment goals of his clients. He excels at positioning, driving demand, and strategically increasing market value of multifamily assets which often appeal to owners, developers, and real estate syndicators.
Chad is originally from Mobile, Alabama. He moved to Atlanta in 2002 after obtaining a degree in Marketing and Industrial Distribution from the University of Alabama at Birmingham. He also holds a degree in Construction Management.
In his free time, he enjoys spending time with family, friends, and traveling.
Lisa has over 25 years of experience in project management, supply chain management and logistics across varying industries. She is a solutions-oriented person with strong communication skills and attention to detail. Honesty and a passion for helping others has led her to cultivate long lasting personal and professional relationships. Lisa’s focus is on strategies that fit her client’s long-term real estate investment objectives.
Robert has over twenty years of experience in the leasing, management and sale of Commercial Office, Industrial, Medical and Retail Property. He has worked in Asset and Fund Management in both the US and Canada. Operational experience from the ground up. Experienced in complex commercial property acquisition, disposition in most major North American markets. Portfolio Management expertise including leasing, marketing, operations, investor/equity entity level management, strategic tax planning, cash flow optimization, debt finance, insurance risk management. Thirteen years’ experience working with foreign investors including German/European banking and investment firms.
Prior to joining PHP Commercial, Michael served as an Investment Associate for Franklin Street specializing in multifamily properties in the Georgia market. As part of the multifamily investment brokerage team, he was responsible for advising clients on disposition strategies and trends, navigating methods to optimize value, preparing offering memorandums, pricing analysis proposals, and additional marketing materials.
Previously, Michael worked as an acquisitions and development assistant for Southbound Development Group in Atlanta. While in college, he became licensed as a certified player representative (agent) by the National Basketball Players Association and International Basketball Federation. He also served as the co-founder and head of the Midwest Region for a national concert and entertainment event producer.
Michael earned a Bachelor of Science degree in Management from Indiana University at Bloomington. He is a licensed Real Estate Sales Associate in the state of Georgia and an active member of the Atlanta Commercial Board of Realtors.
Roxanne Hazen has a passion for commercial real estate and helping Business Owners, Developers and Investors achieve their sales, leasing and investment goals. She joined PHP Commercial in 2013 and has been a top performing agent, winning PHP Commercial’s Top Producer Award in 2019, PHP’s #2 Company-wide Award in 2018, and PHP’s Single Largest Sale for $32.2M in 2018. Prior to PHP Commercial, Ms. Hazen was professional Fundraiser in Atlanta for 13 years, a Mortgage Broker, and part-time home renovator/flipper, before becoming a Realtor with Prudential in 2009, serving on Prudential’s Commercial Council.
Ms. Hazen’s experience has cut across all disciplines of commercial real estate, including office, retail, industrial, multi-family and land properties. She has excellent negotiating skills, extensive knowledge and experience in the greater Atlanta market, and a solid list of real estate resources including skilled title attorneys and lenders. Her success is founded on two principles: looking out for her client’s best interest and helping clients increase their wealth via real estate. Ms. Hazen lives in Johns Creek with her husband, Gus Nassif and two cats.
Judd Swartzberg, an Atlanta native was born and raised in Atlanta, Georgia and grew up working in father’s successful real estate and development business. Judd elected to build his career in CRE and obtained his real estate license in 2021. Judd recently joined the SwartzCo Team at PHP Commercial. Judd learned early on how to deliver exceptional service and add client value. Judd is excited to be turning his full time focus toward the Atlanta commercial real estate market.
Ryan Swartzberg is a true entrepreneur. Starting his first business at eighteen years old dedication, commitment, and striving for something more has been with him from the start. Ryan's experience with commercial real estate began at a very young age. At twelve, he started helping his father with his commercial real estate development company. Along with commercial real estate, Ryan has a background in construction and construction management as well. Dave has an extensive background in commercial real estate, having spent over 30 years with FedEx Global handling sales and leasing of FedEx facilities throughout the Greater Metro Atlanta area. Upon his retirement from FedEx in 2014, Dave obtained his real estate license from GIRE and then joined the ACBR.
Dave previously worked with Nygaard Properties as Director of its Commercial Properties Division. Dave later worked for Engel Volkers and Keller Williams. Dave has been with PalmerHouse since January 2018 and joined PalmerHouse Commercial as an Associate in March 2019.

Adam graduated with a bachelor's degree in business management from Turkey and got his MBA from Palm Beach Atlantic University in May of 2011.
Adam began with PalmerHouse Properties in 2015 after his experience of construction management in Atlanta for commercial projects. He specialized in working as an owner’s representative in with construction of private school campus and office buildings.

Ed specializes in Multifamily transactions in the greater Atlanta Region. He regularly attends Multifamily seminars to meet and network with Operators, Investors, Loan Officers and other Industry related professionals.
Ed values relationships most and his great listening skills help him to connect and understand the needs of buyers and sellers in the marketplace. He enjoys helping clients with negotiations and provides clear communication throughout transactions. Prior to PHP, Ed began his Real Estate career at Compass, within their Multifamily (Investment Advisory Group) in Atlanta. Prior to Compass, Ed was a Managing Partner for Wall Street Options, an Executive Search Firm, to which he is currently a silent partner. At Wall Street Options, Ed was responsible for new Business Development and overseeing recruitment needs for Investment Banking and Asset Management clients. Ed feels Real Estate and Recruiting are similar in that two parties must find value in each other so a deal can be made.
Ed enjoys playing ALTA tennis with his team. His other hobbies include playing guitar and drums in his spare time. While living in Southern CA, Ed studied healing modalities and became a certified Reiki Master and Hypnotherapist.
Ed holds a BS degree in Business Economics from the State University of New York at Oneonta.
David Rambin is a serial entrepreneur and a 2006 graduate of The University of Georgia with a degree in Business Management.
Upon graduation, David joined with a college friend and the two owned and operated an AT&T retail location in Watkinsville, GA. They grew the AT&T business over the years to three locations before selling the business in 2014. In 2008, David opened his first Little Caesars Pizza restaurant in Gainesville, GA. He grew the business to eighteen locations before selling to a private equity company in 2017. David established the brand Five Spot Frozen Yogurt and owned two frozen yogurt shops from 2010 until selling the business in 2018.
David is an active member of the Atlanta Commercial Board of REALTORS® and the 400 North Board of REALTORS®. He is an investor in modified gross lease and triple net properties. David has strong negotiation skills and always puts his client’s interest first.

Tony Crawford is a professional with over 20 years of experience in the private sectors. Tony has shaped his career In Project Management with some of the top Consumer Package Goods companies such as Colgate Palmolive, Clorox, and Coca Cola. Tony started his real estate career as full-time realtor in 2014. He is constantly ready to take on a challenge and has access to the latest tools and resources to provide his exclusive clients with current market knowledge and research. Timothy’s career in sales began 26 years ago in Oakland, CA (Bay Area) while working for the largest independently owned alarm company in the United States. He worked in management and quickly transitioned into sales. After a few years on the residential security side, he moved into the commercial sales side of the company and eventually promoted to the corporate sales division. Timothy achieved multiple top sales awards in residential, commercial and corporate sales throughout his 26 years with the company.
His multilevel sales experience assisted him in successfully managing many large corporate accounts such as Jamba Juice, Pete’s Coffee, Safeway Super Markets, and CBRE Property Management Company just to name a few.
